NOTE:  The above chart is not intended to be presented in accordance with the Global Investment Performance Standards (GIPS).  These returns are calculated as of        June 30, 2018 utilizing the methodology prescribed by the NCREIF PREA Reporting Standards for property-level retunrs.  These returns include all investments, excluding hotels, made since 1992, are leveraged (reflecting loan-to-value levels of approximately 47%), and represent compound annual rates of return unadjusted for investment advisory fees.  Adjusting for actual fees reduces the one-, three- and five-year compound annual leveraged returns to 20.5%, 9.7%, and 29.3%, respectively. NCREIF returns, which are presented for comparison, are not leveraged and represent core investments.  Past performance may not be an indication of future results.
