Type
Urban and suburban office buildings of at least 100,000 square feet with upside potential.  Sarofim is also interested in speculative office
development opportunities.

Trade Area
High population/job growth throughout the United States.

Deal Attributes
- Below-market rents                        
- Significant vacancy                         
- Redevelopment potential              
- Re-tenanting opportunity               

Deal Structure
Flexible. Will purchase for cash but can assume debt.

Return Criteria
Unleveraged IRR of at least 11% based on
a three- to five-year hold.

Minimum Deal Size
100,000 square feet and $15M
